Any person entering these structures does so at their own risk and by their entry affirmatively agrees to hold harmless:

commissions and/or authorities and board members, including employees and volunteers thereof.

The Ingham County Treasurer requires that all registered bidders place a Deposit of $2,000.00 in Cash or Certified funds be held during the sale; these funds will be returned to you, if you are not successful bidder, exactly as given. (Certified funds should be made payable to yourself; if you are not a successful bidder at the sale, you can redeposit the funds back into your account). If you are a successful bidder, the deposited funds will be used towards your purchase. Any remaining balance owed is payable in Guaranteed Funds (Bank Check) or company check or cash.

Buyer's who purchase properties at the Ingham County Treasurer's Auction are responsible for paying the current year summer and winter taxes, including any penalties and fees that become due and payable after the foreclosure, without any prorating, to the Local Unit of Government, where the property purchased is located (ie: Township, City, Village), 
and all future taxes associated with the property being purchased.  

Deeds will not be issued until proof of payment is received by Ingham County Treasurer.

Refundable Deposit Required to Register to Bid in Ingham County​​

The Ingham County List of Parcels for Sale won't be available until late August, three weeks prior to the sale date as directed by the Ingham County Treasurer.


Ten Percent (10%) of the full purchase price (“Deposit”), with a minimum Deposit of $2,000.00, must be paid the day of the sale by 4:30 P.M. The full purchase price must be paid within fourteen (14) days of the date of the Land Sale Auction.

For sales of a winning bid at or over $40,000.00, Twenty Percent (20%) of the full purchase price (“Deposit”) will be required within fourteen (14) days. The full purchase price must be paid within thirty (30) days. In the event the full purchase price is not paid within the designated time period, the Deposit will be forfeited to the Treasurer.

​The purchase price consists of the final bid price, a ten percent (10%) auctioneer fee, a $30.00 per parcel deed recording fee and will also include and require, where applicable, a performance bond to facilitate and guarantee compliance with any existing demolition order.

The Deposit and minimum bid must be paid with cash, certified funds or bank cashier’s checks. The balance of the purchase price may be paid for by any negotiable instrument, including personal or business check, money orders and travelers checks.

The Treasurer may prosecute or sue any purchaser who delivers a check with insufficient funds or fails to consummate a purchase. Bidders who fail to consummate any purchase will forfeit all monies paid and will also be banned from bidding in ALL future Ingham County Treasurer’s Land Sale Auctions.

Registration begins at 8:30 AM

to download the Broker Registration form for registering you as broker/agent for clients whom you have shown properties. To qualify for a commission you must have shown the property to your client and you must attend the Auction with them*. Bidder is required to complete bidder registration. Real estate brokers and agents acting as principles are NOT eligible for a commission. You along with your client will need to check in with Jessica day of sale before the sale begins to confirm your qualifications for Commissions*.​

*Follow ALL instructions on the form, to qualify for commission.​ 

​Note to Buyers: you do not need a Real Estate Agent to buy property at Auction.

***Parcel will be Sold with an Owner-occupancy Covenant.  
This means that the buyer of the property must live in the property for the next 20 years.
The buyer cannot use the property as rental property.
Buyers can sell the property but again that buyer cannot use the property as a rental property.  
The property must be a primary residence for the next 20 years (until 2039)
^Parcel will be Sold with a Historic Property Owner-occupancy Covenant.
This means that the house cannot be DEMOLISHED, or ALTERED
in any way that would affect its HISTORICAL SIGNIFICANCE.
